Design-build (or design/build, and abbreviated D–B or D/B accordingly) is a project delivery system used in the construction industry. It is a method to deliver a project in which the design and construction services are contracted by a single entity known as the architect design-builder.
The traditional approach for construction projects consists of the appointment of a designer on one side, and the appointment of a contractor on the other side. The design-build procurement route changes the traditional sequence of work. It answers the client's wishes for a single-point of responsibility. No more tangled webs of multiple contracts and conversations with architects, engineers, contractors and construction managers.
Communication is enhanced between the design-builder and the owner, and an owner’s risk is minimized with less change orders reduced overall cost and fewer surprises.

The designer as developer’ engages in the acquisition and development of land. Land to architecture for the betterment of the environment through harmonious project design. By developing, constructing, and designing its own work the firm is the designer and becomes the owner, therefore eliminating the client and the general contractor from the design and building process. The firm is then in full control to create better city environments for the community as well as achieve financial satisfaction
Measured drawings are prepared in the process of measuring a building for future renovation or as historic documentation. They are created from on-site measurements.
Construction documents are created by the contracted architect and are the legal confirmation of all the details agreed in the design development process. This set of documents has to be completed before some areas will grant permission for the house to be remodeled, and they are also the documents which must be agreed to by building code inspectors and structural surveyors.
This is the end of the design process, per se, before the client invites contractors to bid on the plans as established in the construction documents. At this stage, if the client prefers, the contracted architect can draw up a list of people needed to remodel the building, such as plumbers and electricians, and the cost involved for each part of the build.
